  • I'm in the process of selling my home. After a city inspection, I find I need to make a couple of large repairs. I have a lot of equity in the house. Most lending institutions will not make home equity loans if the house is for sell. How can I get to this money during this period?


  • You have several options in your situation: 1. Do not make the repairs. (Assuming you can legally sell without doing them) Have you done the math to see if you can get your repair money back out when you sell? This is the safest option for you and your money if it is feasible. 2. Refinance. If you have a substantial amount of equity you could always refinance your home. Yes, it will cost you some money, but as a last resort there is no reason you couldn't do it. I'm not sure where you got the information on your ineligibility for a home equity loan, but I know several people that have taken a loan on the equity in their homes to purchase another house. All the while trying to sell the house with the equity loan on it.
